Student Rooms 4U are landlords committed to providing tenants with a high level of service throughout the academic year.
We follow a yearly maintenance programme of refurbishment and renewal for all properties, together with an ongoing maintenance scheme on request which is responsive and thorough. Emergency contact numbers are also provided to help deal with any problems that may occur out of hours.
Other services provided to our tenants include:
Fully fitted kitchens with a range of essential equipment including fridges, freezers, washing machines, tumble dryers and double ovens with grill, hob and integrated cooker-hoods. Seated dinning areas and Kitchen cupboard/ storage space for all students as well as microwaves and vacuum cleaners. Some of our properties also have dishwashers.
Large living areas with leather sofas, some of our properties also have flat screen TVs where we pay the licence (for the communal area only).
TV points & phone lines into all study bedrooms and Cable TV points into some study bedrooms.
Fire extinguishers, fire blankets and smoke detectors are provided as standard and our properties are maintained to the highest levels by Firewatch who provide us with a complete fire protection service.
Free cleaning of communal areas for larger properties (15 bedroom).
Gas, electric and water allowance included within the weekly rent up to a value of £10 per person per week.
Gas central heating and insulation in all properties. The apartments at Houndiscombe Rd have E7 heating.
We offer individual contracts for each person in the property, not joint contracts for the whole house (so we work a bit like Halls). This means that, unlike other landlords/ agents, if any of your house mates drop out half way through the year, you will not be responsible for their rent.
